The land division process in South Australia involves several key steps and requires working closely with professionals and government authorities to ensure compliance with regulations. This is best broken down as:
Initial Consultation
Begin by engaging a us, your licensed surveyor to assess your land’s zoning and subdivision potential under local planning rules.
We will identify constraints, such as minimum lot sizes or heritage overlays, and provide advice on the feasibility of the project.
Planning Consent
We will lodge a Development Application with PlanSA. This application is reviewed by your local council and the State Commission Assessment Panel (SCAP) to ensure compliance with zoning laws, infrastructure requirements, and environmental considerations. Approval is typically granted with conditions that need to be met.
Survey
A licensed surveyor conducts a detailed land survey and prepares plans showing the proposed division of the property. This forms the basis for official documentation and future title creation.
Land Division Approval
Once all the conditions are met, such as installing infrastructure or connecting utilities, the council and SCAP will give final consent
Lodgement with Land Services SA
Final plans are submitted for registration. Titles for the new lots are created upon approval.
New Titles Issued
After successful processing, the subdivided lots receive individual titles, ready for sale or development.
